Which 30A Beach Town Is Right for You?

By Christine & Sabine  ·  Emerald Coast Real Estate Team  ·  30A, Florida

Whether you're dreaming of buying a home on 30A or planning the perfect Gulf Coast vacation, choosing the right beach town makes all the difference. We're a mother-daughter real estate team who live and work here on the Emerald Coast, and we're breaking down every beach town from Dune Allen to Rosemary Beach so you can find your perfect fit.

Scenic Highway 30A stretches along one of Florida's most beautiful and sought-after coastlines. With sugar-white sand beaches, crystal-clear emerald waters, and a string of charming coastal communities, it's no wonder people fall in love with this area and never want to leave. But with so many distinct beach towns, it can be hard to know where to start your search for a home or vacation rental.

We get asked all the time: "What 30A beach town is right for me?" So today, we're going west to east, covering the pros and cons of each community to help you find your match.

1
Dune Allen Beach

Dune Allen Beach is one of the most laid-back and residential communities on 30A, and it's where we personally call home. With multiple public beach access points and a more relaxed, neighborhood feel, it offers a sense of calm that's increasingly rare along the coast.

✓ ProsMultiple public beach accesses · Less crowded · Mix of short-term rental and full-time residential communities · Quieter, residential atmosphere
✗ ConsFurther from Seaside and Rosemary Beach · You'll need to drive and shuttle to access the main dining and shopping hubs

If you value peace and privacy over walkability to restaurants, Dune Allen could be your perfect 30A home base.

2
Gulf Place

Gulf Place offers a bit more energy than Dune Allen, with local favorites like Shankali and Perfect Pig drawing residents and visitors alike. Along 30A County Road 393, you'll find a variety of communities, some gated, some with no HOA, and some catering to investors with short-term rental options.

✓ ProsLivelier restaurant scene · Cypress Breeze community with pool · Close to Edwalene Beach Access (lifeguard HQ) · Near Santa Rosa Beach Golf & Beach Club
✗ ConsEdwalene beach access can get crowded in peak season · Slightly less off-the-beaten-path feel than Dune Allen
3
Blue Mountain Beach

Blue Mountain Beach is known for being the highest elevation point along 30A, a detail that many buyers are drawn to for both aesthetic and practical reasons. The iconic Blue Mountain Creamery is a beloved local institution, and the neighborhood square offers a cozy mix of dining and retail.

✓ ProsHighest elevation on 30A · Laid-back community feel · Options with no HOA · Blue Mountain Creamery (a 30A staple!)
✗ ConsLimited beach access with small parking · Narrower beach in spots · Some hidden accesses require knowing where to look
4
Grayton Beach

Grayton Beach is the original beach town on 30A, and it shows. With its artsy, eclectic character, iconic tagline ("Nice Dogs, Strange People"), and some of the oldest restaurants on the coast, Grayton has a soul unlike anywhere else. The Red Bar, Chiringo, and AJ's are local legends. The beach itself is part of a state park, and uniquely, 100 to 150 residents are awarded a permit lottery each year to drive their vehicles onto the beach.

✓ ProsRich history and artsy character · Unique architecture · State park beach access · Coastal dune lake · Hard, driveable sand with permit · One-of-a-kind dining scene
✗ ConsOlder homes that may need updating · Higher price point than western 30A communities · Beach permits are limited and by lottery
5
WaterColor

WaterColor is one of the most popular vacation and second-home communities on 30A, and for good reason. It's a resort-style neighborhood packed with amenities: multiple pools (including a lazy river), a gorgeous beach club, biking and walking trails, and easy access to Seaside next door. If you're looking for an investment property, WaterColor's rental demand is consistently strong.

✓ ProsExtensive amenities (beach club, lazy river, pools) · Bike to Seaside · High short-term rental demand · Lakeside paddleboarding and activities
✗ ConsPremium price point · Very busy in summer · High neighbor turnover if surrounded by rentals · One phase restricts STRs
6
Seaside

Seaside is arguably the most recognized name on 30A. Famously used as the filming location for The Truman Show with Jim Carrey, this perfectly planned community features a charming town square, rotating food trucks, weekend concerts on the green, and a timeless New Urbanist design. Most people actually stay in neighboring WaterColor or Seagrove and visit Seaside for its dining and shopping.

✓ ProsIconic town center · Food trucks and live music · Playground and community pool · A must-visit for any 30A trip
✗ ConsExtremely crowded in summer · Paid and limited parking · Most locals avoid it during peak season · Limited homes for sale within Seaside proper
7
Seagrove Beach

Seagrove sits on the eastern edge of Seaside, giving you access to the town center without the price tag of WaterColor. It's a more relaxed, flexible community with a mix of HOA and non-HOA properties. For buyers who want proximity to the action at a slightly more approachable price point, Seagrove is worth a close look.

✓ ProsAccess to Seaside without the premium · Flexible HOA options · Laid-back feel · Mix of primary and vacation homes
✗ ConsFewer standout amenities than WaterColor · A bit of a gap stretch on 30A between communities
8
WaterSound

WaterSound is a rapidly growing area with an incredible range of options. Communities like Prominence (short-term rentals allowed) and Grace Point (30-day minimum rentals) offer flexibility depending on your goals. The new Camp Creek private club features a pool, lazy river, golf courses, and private beach access. Plus, the Big Chill amphitheater hosts concerts and events right in the community.

✓ ProsGrowing quickly with new amenities · Camp Creek private beach club · The Big Chill amphitheater · Deer Lake State Park nearby · Gated beach access for members
✗ ConsSome communities restrict short-term rentals · Still developing and may feel less established than western towns
9
Alys Beach

Alys Beach is the crown jewel of 30A's east end. With its signature all-white, concrete block architecture inspired by Caribbean and Mediterranean design, the community looks like something out of a travel magazine spread on Greece. All homes are whitewashed, creating a visually stunning and cohesive aesthetic you won't find anywhere else in Florida. Owners enjoy a private beach club with on-site food and beverages, a true luxury experience.

✓ ProsStunning, unique architecture · Private beach club for owners · Luxurious community feel · Concrete block construction
✗ ConsAmong the highest prices on 30A · Smaller lot sizes and homes are close together · Golf cart side street restrictions
10
Seacreast Beach

Seacrest Beach sits in one of the most enviable locations on all of 30A, tucked right between Alys Beach and Rosemary Beach. If walkability and family-friendly amenities are at the top of your list, Seacrest delivers in a big way. The community is home to massive pools and a free beach tram that makes getting to the Gulf effortless, a feature that families with young kids especially love. Its prime position means you are within easy reach of the boutique shopping and dining of both Alys and Rosemary Beach without paying the very top-tier price tags of either.

✓ ProsPrime location between Alys and Rosemary Beach · Walkable to both communities · Massive pools and family-friendly amenities · Free beach tram service
✗ ConsLimited public beach access · High-density residential layout that can feel busy and chaotic · Less architectural character than its neighbors
11
Rosemary Beach

Rosemary Beach is one of the most European-feeling communities in all of Florida. Designed for walkability, biking, and outdoor living, it features cobblestone streets, courtyard gardens, boutique shopping, excellent restaurants, and even a jazz bar. The farmers market is a local favorite. Community amenities include an indoor pool, tennis courts, and a playground.

✓ ProsWalkable, European-inspired design · Indoor pool, tennis, playground · Farmers market · Jazz bar and boutique dining · Highly desirable rental destination
✗ ConsVery expensive (second only to Alys Beach) · Limited public beach access · Busy with short-term renters in summer

If you want to be close to Rosemary Beach without the full price tag, Inlet Beach and Carillon Beach are two excellent nearby alternatives worth exploring.
