Under 400k Freeport Florida | New Construction Communities

If you love the Emerald Coast as much as I do, then you already know how special our sugar-white beaches and emerald waters are. But if you’ve ever wondered, “Is there anything more affordable for first-time buyers or people looking to get in under the typical 30A or Destin price points?” this post is for you.

Of course, 30A and Destin tend to be on the pricier side when it comes to real estate, but have you checked out Freeport? Freeport is just a short drive, about 20 to 30 minutes depending on traffic, from the beach and it’s become one of the fastest-growing cities in the entire country. I was shocked too when I first heard that. They’re building like crazy out there and with that growth comes a lot of new options, especially for buyers looking to stay under $400K.

 

So today, I want to highlight a few Freeport communities where you can find homes ranging from the high $200s to $400K. Let’s dive in.

A Quick Note Before We Start…

All the info I’m sharing today comes straight from the builders’ websites, but please keep in mind that prices and availability can change literally overnight. I could say a home starts at $300K today, and tomorrow the next available one is $350K. So definitely take everything with a grain of salt and reach out if you want up-to-date, accurate info. I’ve also linked the builder websites below for easy access.

Also, let’s talk about incentives real quick. Many builders are offering things like rate buy-downs or closing cost credits, sometimes $5K, $10K, even $15K to help you close on your home. 1. Owl’s Head East

Owl’s Head East is a great starting point, sitting around the $300K range. Right now, two builders are active here: D.R. Horton and Valor Communities, and there’s talk of a third builder coming soon. They’ve already cleared land for it.

You’ve got a nice variety of floor plans, with homes starting around $300K and offering three to five bedrooms depending on the builder. I really like that you get options here, so you’re not limited to just one style or price point.

As far as amenities go, Owl’s Head East has a large spring-fed lake and they’re even planning a dock, plus a big park. HOA fees are around $80 per month at the moment, but again, double-check because those can change.

2. Owl’s Head Farms

Directly across the street from Owl’s Head East is Owl’s Head Farms, also a D.R. Horton community. It’s slightly more upscale and comes with more amenities like a pool with a lazy river, pickleball courts, a basketball court, and walking trails. Price points are a little higher than East but still pretty reasonable for what you’re getting.

3. Hammock Bay

Hammock Bay has been a staple in Freeport for years and continues to grow. It’s known for its impressive amenities like pickleball, tennis, pools, a fitness center, and walking trails. Homes here start around $360K but can go well into the million-plus range if you’re looking for something larger.

 

If you’re in that mid-$300s price range and want a well-established community with all the extras, Hammock Bay is definitely worth a look.

4. NatureView

NatureView is one of the newer communities coming to Freeport and I’m really excited to see it once it’s done. Right now, they’re working on amenities like a pool, fitness center, pickleball, tennis, and trails. Two builders are active here: Holiday Builders starting in the $400s and DSLD Homes, whose prices start around $330K to $340K. It’s going to be a great option for those who want something brand new with lots of amenities.

5. The Bluffs

Last but not least, we’ve got The Bluffs, another DSLD Homes community. These homes sit around the $350K mark and come with a community pool. A great option if you’re looking for something move-in ready without breaking the bank.
